Real estate values are flat during a recession, which I know causes some prospective investors to hesitate. But here’s why flat prices aren’t a bad thing: as a long term buy and hold investor, it doesn’t really matter what the home value does. It’s going to fluctuate. It doesn’t matter to me what my investment is worth. I care about the monthly cash flow and the tax benefits. It’s a favorable time to jump into investing, because prices rarely drop — and you’re going to create a secure, long-term investment.

How Investing in Real Estate Pays Over Time

Thanks to the power of compound interest, time is on your side. Every month, your tenant pays down your mortgage and your investment grows. And when you invest during a recession, you can enjoy the benefits of lower prices alongside the tax benefits of the current mortgage rates. Because of this, investing during a recession can be very lucrative.

Why Investing During a Recession Is Smart

I believe that investing in real estate is smart regardless of what the economy is doing. After all, it’s time in the market that matters; not timing the market. Investing in real estate allows you to put an asset in your asset column, with bank financing. And with relatively stable prices and multiple investment options available, investing during a recession can pay off long-term.
