It’s no surprise that the housing market has shifted dramatically since 2008, but what does the future look like? As a real estate investor, how can you prepare for the imminent changes in the market? Today on the podcast, we’re discussing the future of real estate.
On this episode of Investing in Real Estate, I’m joined by Paul Moore. Paul is the author of The Perfect Investment, and the cofounder of a commercial family investment firm, Wellings Capital. Paul is here to discuss the main principles of his book—changing demographics, the shift of the American Dream, and how it all impacts real estate. Don’t miss this episode to hear how you can prepare for the future of real estate investing!
More About This Show
Paul is a serial entrepreneur, whose experience includes starting a professional employer organization, as well as a nonprofit. Like many entrepreneurs, Paul saw the value in real estate investing and decided to flip houses. He has since shifted, and his recent investing history includes the extensive investment, development, and management of several dozen residential and commercial projects.
Paul posits that the American Dream has shifted. After the recession, many Americans lost their homes and began renting. And now, most Millennials don’t buy homes at all. They want flexibility and freedom, and they don’t see a single-family home as part of the American Dream, the way their predecessors did. Not to mention, with the current influx of immigrants in the US, home ownership is down.
From 2005 to now, the home ownership rate has dropped from 69+% to below 63%. A few percentage points might not sound significant, but every 1% drop represents one million households that are renting instead of owning homes. The demographics are clearly changing, and Paul expects this trend to continue into the next 20 or 30 years.
In The Perfect Investment, Paul makes a compelling argument for taking advantage of this shift. It teaches you how to create wealth from real estate, and I recommend you read it. Paul’s multifaceted real estate experience is storied; he has so much wisdom to offer. You can get a copy of The Perfect Investment here.
On this episode, Paul and I talk about why this change in the market is the perfect time to be a real estate investor. Paul offers his perspective on large scale commercial multifamily investing, depreciation, the risks of A class properties. We also discuss the importance of giving back to others, and how to make an impact.
Paul makes an incredibly generous offer. As we discussed our mutual passion for fighting human trafficking, I mentioned a foundation that I volunteer with. Paul has very kindly offered to match your donations to the Heraion Foundation, up to $5000 until the end of February! If you’re interested in combating sex trafficking, donate to the Heraion Foundation, and email me your receipt.
