How the Real Estate Industry Is Affected by the Economic Downfall
Luckily for real estate investors, building has been classified as an essential business. Furthermore, most building supplies are not imported from China. For example, timber comes from Canada. That particular industry has continued to run smoothly. Neal predicts possible sporadic issues with the supply chain, but not wholesale.
How Neal Has Shifted His Investing Strategy
When it comes to the broader economy, Neal has pivoted his strategy. He sees the single-family market as being liquid. While commercial markets are mostly frozen, single-family investments and smaller multifamily units (like duplexes) remain liquid.
Ways to Ensure a Recession Resistant Investment
While it’s unrealistic to call a real estate market recession proof, Neal explains that certain markets are more recession resistant. Investors should not be buying in markets where the economy is dependent on tourism or retail. This includes rental markets like Orlando, Las Vegas, and Miami. It’s better for investors to invest in red states like Texas, Georgia, Florida, and Nevada.
