What the Future of Residential Real Estate Investing Looks Like

If you’ve heard that the rental housing industry is going to collapse, I would be leery of where that advice is coming from. The truth is that we have an affordable housing crisis in the United States. People will always need a place to live, and plenty of people want or need to rent. I don’t foresee the rental housing industry going anywhere anytime soon. Just be sure that you’re investing in the right markets.

How to Market to Tax Delinquent Property Owners

For wholesalers targeting tax delinquent properties, I’d suggest looking for a list at the county level. From there, you can send handwritten letters to let owners know you’re interested. One piece of advice from my wholesaling days: if you’re in a high tax market, don’t reference any sort of hardship on the homeowner’s part. If the taxes are high, they may only be behind a month or two—and you never want to offend someone you’re trying to do business with. Set up a voicemail box for leads. Also, the most important tip I can give you is to keep the mindset that you’re trying to help homeowners.
