What Non-Recourse Financing Is
Non-recourse financing is the most difficult mortgage financing to obtain due the stringent nature of the lenders typical underwriting criteria as it relates to individuals and personal guarantees not being present. With non-recourse financing there is no personal guarantee and the mortgage financing is simply qualified based on the assets qualifications. Banks see non-recourse financing as an increased risk typically because there is no recourse present for the actual owner of the property personally which makes it more difficult to obtain as well as qualify for. These non-recourse lenders are looking for the cream of the crop and quality assets in growing superior markets.
What You Can Expect from the Loan Process
The underwriting process for our pre-approved non-recourse financed projects typically take at least 90 days and getting lenders to compete in order to provide the best rate and terms we can possibly source. Normally start to finish our pre-approved deals take at least 4 months to reach inventory and our clients have the safety of knowing their terms will not change because the financing is already underwritten, approved, and in-place to keep their cash flow analysis from fluctuating.
