Investing In Real Estate Podcast

Is it better to hold your rental properties in an LLC or trust? Will transferring your properties into a legal entity trigger a due on sale clause? This is a question we often get, and today I’m going to answer it!

On this episode of Investing in Real Estate, I’m tackling three of your questions about rental property ownership, how to move forward as a new investor, and what it takes to invest in US real estate from overseas. I hope this episode clears the air on these topics and encourages you to move forward!

On this episode you’ll learn:

  • How to decide what type of entity you should own your properties in.
  • What to do with untapped equity.
  • How to invest in US real estate as an international investor.

How to Decide What Type of Entity You Should Own Your Properties In

This question is one of the most confusing topics for new real estate investors. That’s because there is so much conflicting (and often wrong) information circulating the internet. Many people will tell you that transferring your properties into an LLC will trigger a due on sale clause if you have a loan. In my experience, I’ve never heard of that actually happening. I recommend reading Loopholes of Real Estate by Rich Dad advisor and lawyer Garrett Sutton for further clarification. Additionally, you can schedule a call with his team, or any other law team that specializes in real estate to get customized advice for your situation.

What To Do with Untapped Equity

One of my favorite sayings about real estate is, “you can’t eat equity.” If you have available equity in a primary residence or rental property, us it to grow your portfolio! This is one of the best ways to build a portfolio of performing assets.

How to Invest in US Real Estate as an International Investor

I believe that the United States is the best place to buy rental real estate. If you live abroad, you can definitely take advantage of the US rental market. My biggest piece of advice is this: do not try to do it alone. Work with a team that can help you do everything correctly. We work with a lot of international investors at our company, and we’d love to help you, too. Book a free call at morrisinvest.com.
