The Main Difference Between a Turnkey Provider and a Full-Service Company

The simplest explanation is this: a full-service company provides service long-term, whereas a turnkey provider is a short-term solution. A full-service team is going to help you identify your goals and help you map out a 5 to 10 year plan on achieving those goals. On the other hand, a turnkey provider simply sells you a rental property and the relationship ends with that transaction.

What Full-Service Real Estate Is

A full-service team should provide:

  • 12-15 months market research
  • property built from the ground up
  • management team is already vetted and in place
  • multiple financing options
  • non-recourse loans already approved
  • tenant in place from day one – meaning cash flow!

What You Should Expect From a Full-Service Real Estate Experience

A full-service team should provide full-service options. There should be services and communication in place after you buy your property. A full-service experience includes setting up LLC’s and self-directed accounts, access to a 1031 Exchange Program, and offer services like cost segregation.
