What Types of Markets Kevin Invests In
The mobile home space is so much different than any other real estate industry. There is a finite supply. In the US, there are only about 50,000 mobile home parks. Of those, Kevin explains that around half are in his desired markets. Most of his mobile home parks are in the southeastern part of the United States. Florida, Georgia, and the Carolinas are his favorite states to buy mobile home parks.
The Benefits of Buying Real Estate Outside Your Backyard
If you invest close to home, you might feel the need to check up on your investments often. When you invest out of state, it’s easier to let the property management companies do their job. Remember that real estate should be an investment, not a job.
How Mobile Home Park Ownership Works
In Kevin’s business model, he owns the land in mobile home parks. Each tenant owns their own mobile home, and they pay a monthly rent to stay in the park. His company’s responsibility is to upkeep the grounds and the infrastructure. As far as the individual mobile homes go, the tenants have right of ownership.
