Chris is a part-time real estate investor who, in the past two years, has acquired eight buy and hold properties. On episode 11 of Investing in Real Estate, Chris shares all of the lessons he's learned along the way!

Chris started investing in real estate at the age of 21. He found a property for sale by the owner, and negotiated a deal. He put no money down on the property, and paid the owner $600 a month for a year.

He didn’t have a clear direction for his real estate goals, and he started taking action before he knew much about the industry. He attempted to rehab and flip the property, but things didn’t work out as planned.

This experience scared him from going further with his interest in real estate investing. Chris is a full-time sales manager with a wife and daughter, so he put real estate on the back burner, and spent 20 years raising and supporting his family.

However, real estate investing never quite left the back of his mind. Chris decided to get serious about real estate investing in recent years. He knew he needed a retirement plan, and he realized that social security isn’t going to cut it!

He invested in two properties the old-fashioned way, with bank financing. Chris didn’t have an excess of cash at the time, but he knew that real estate investing was the way to go. He used a home equity line of credit in order to put money down on those properties.

Today, Chris own 10 single-family properties. Eight of them he has acquired in the past two years. He has really buckled down on his investment business, has built strong relationships, and has been able to get private financing in order to grow his business.

On today’s show, Chris shares why it’s so important to choose the right rental market, how he makes his properties attractive to renters, and how building relationships has allowed his business to grow.
