Jon Iannotti has a long and storied history in the real estate industry. He purchased his first property creatively in 1978. He drafted a sandwich lease option, and consequently earned $14,000 within the span of a year.

As you can imagine, Jon has seen the market intensely fluctuate since the 1970s! He explains that real estate is one of the safest ways to invest money, provided that you change with the market, and set yourself up for success.

Jon’s strategy for purchasing real estate is innovative. He seeks out deals that are for sale by owner, preferably a property that has been on the maker long-term. He then gets an agreement to purchase the property, regardless of what the seller is asking.

His focus is primarily on the agreement, nothing else. Once he has that, he then reaches out to his pool of lenders to see what kinds of terms he can reach. Typically, he finds some sort of funding. He then takes the deal back to the seller. If the seller approves the deal, Jon is happy to have gotten the deal! And if not, he simply keeps looking. It’s a win-win strategy.
